Federal Home Loan Bank Programs
Walpole Co-operative Bank has partnered with the Federal Home Loan Bank of Boston to provide neighbors with access to homeownership assistance programs. All programs are available on a first-come, first-serve basis, and grant recipients must also attend a homebuyer education/counseling program.
- Housing Our Workforce (HOW)
Grants that provide two-to-one matches to eligible homebuyers earning more than 80% and up to 120% of the area’s median income. - Equity Builder Program (EBP)
Grants available to eligible homebuyers with incomes up to 80% of the Department of Housing and Urban Development (HUD) area median income based on property location. - Lift Up Homeownership Program (LUH)
A pilot homeownership assistance program that provides financial assistance to Black, American Indian or Alaska Native, Hispanic, Asian, and Native Hawaiian or Pacific Islander first-time homebuyers making up to 120% of the area median income.The Lift Up Homeownership Program is classified as a Special Purpose Credit Program under federal law.
Freddie Mac Programs
Walpole Co-operative Bank has partnered with Freddie Mac to help neighbors purchase single-family and multi-residential homes. For both programs, eligible borrowers must participate in a homebuyer education/counseling program.
- Home Possible®
Funding available for very low- to low-income first-time buyers, move-up borrowers, and retirees. Visit the Home Possible® Income and Property Eligibility Tool to learn if you are eligible.
Please note, Walpole Co-operative Bank limits the combined loan-to-value (CLTV) to 95% and caps financing for 2 to 4 unit properties at 80% CLTV which overrides the Home Possible program allowances. HomeOne®
Available to first-time homebuyers looking to purchase a single-family home, regardless of geography or income. Learn more about the HomeOne requirements.
MI Plus from MassHousing
Through its partnership with MassHousing, Walpole Co-operative Bank provides homebuyers with access to MI Plus, MassHousing’s Mortgage Payment Protection Program. The program provides eligible borrowers up to 6 months of principal and interest coverage (up to a max of $4,000/month) directly to their lender, in the event of sudden unemployment.
